Move-In Guidelines
At Kingsbrook Estates, our goal is to ensure a smooth and stress-free transition for all new residents. The following move-in guidelines are designed to provide clarity and ensure that your experience aligns with our Residents-First Philosophy.
Application Process
· Complete and submit your application, including all required documentation (e.g., proof of income, identification, and credit/background check).
· Sign your lease agreement and pay the security deposit along with the first month’s rent.
Move-In Orientation
Schedule a move-in orientation with the management office. During the orientation, we’ll review community rules, explain amenities, and answer any questions you may have.
Utilities Setup
Ensure that all utilities (electricity, gas, internet, etc.) are activated before moving in. Management will provide assistance with connecting to local providers, if necessary.
Pre-Move-In Inspection
The management team will perform a walk-through of your new home with you, noting its condition and ensuring everything is in working order. A copy of the inspection report will be provided for your records.
Key Collection and Access
Pick up your keys, access cards, and parking permits at the management office during regular business hours.
Utilities Setup
Ensure that all utilities (electricity, gas, internet, etc.) are activated before moving in. Management will provide assistance with connecting to local providers, if necessary.
Moving Vehicle
Large moving trucks or trailers must be parked in designated areas. Please notify the office in advance to ensure smooth logistics.

Move-Out Checklist
Obtain a move-out checklist from the management office. This will outline everything you need to do before vacating your home.
Scheduling the Final Inspection
Schedule a pre-move-out walk-through with the management team at least one week prior to your move-out date to identify any necessary repairs or cleaning.
Cleaning Requirements
· The home must be cleaned thoroughly, including:
· Floors, walls, and windows
· Appliances (refrigerator, stove, microwave)
· Bathrooms (toilets, sinks, bathtubs)
· Ensure all personal belongings are removed.
Repairs and Damage
Residents are responsible for addressing any damages beyond normal wear and tear. Failure to do so may result in deductions from your security deposit.
Yard and Lot Maintenance
If applicable, ensure the yard is mowed and debris-free. Remove any personal landscaping additions.
Key Return
Return all keys, access cards, and parking permits to the management office. Failure to return these items may result in a replacement fee.
